The
Appraisal Data Verification process is a cooperative effort between
Yotta MVS and a selected group of appraisers whereby a certified mass
appraiser accompanies our crew on location to compare selected
assessment record data with the visible improvement, suggest changes for
some items, and flag other items for a more detailed physical
inspection. This procedure provides an inexpensive alternative to
"walking around" or "re-measuring" every parcel while
adding valuable photographic, x-y coordinate, and address verification
to the assessment file.
Exterior
Features
Up
to ten user-selected exterior property characteristics will be verified
and compared to the jurisdiction's records. Changes will be
recommended for characteristics if they are thought to be in
error. Major errors will simply be flagged as incorrect and be
subject to further review by the jurisdiction. If necessary for
valuation, new property characteristics can also be added to the file
during this process.

Sale
property data characteristics will be verified with the assessment
records at the time of sale to make sure they have not changed.
